The four floor plans
Every plan at Crown Pointe is one story with a two-car garage, a covered patio, a tray ceiling and a walk-in closet in the primary suite. Sizes and HERS ratings come from the Meritage Crown Pointe brochure.
| Plan | Bedrooms / baths | Approx. sq ft | HERS rating |
|---|---|---|---|
| Buchanan | 3 / 2 | 1,542 | 56 |
| Chandler | 3 / 2 | 1,648 | 63 |
| Newport | 3 / 2 plus flex room | 1,835 | 56 |
| Gibson | 4 / 3 | 2,001 | 63 |
The Newport’s flex room (about 12’5″ x 12’9″) is the plan to look at if you want an office without giving up a guest room. A fifth plan, the Finley, is offered on one or two homesites, according to the sales counselor.

What is for sale right now
Meritage releases Crown Pointe homes for sale once they are built or under way. You choose from homes the builder has already started, not from an empty lot and a plan book. That shortens the wait but limits your choice of homesite, elevation and finishes to what is on the ground.
The October 1, 2026 inventory sheet listed nine Crown Pointe homes from $299,990 to $374,990:
| Plan | Price | Stage on Oct 1 |
|---|---|---|
| Buchanan | $299,990 | Flooring complete |

| Gibson | $374,990 | Flooring complete |
Prices and availability change weekly. Ask for the current sheet on the day you tour.

The closing-cost incentive
Most Crown Pointe homes on the October 1 sheet carried $7,500 toward closing costs. Meritage ties its incentives to its own lender, MTH Mortgage, and its preferred closing attorney, Galbreath Costner LLC. Before you take the incentive, get a written Loan Estimate from the builder’s lender and from one outside lender, and compare the rate and fees side by side. An incentive is worth what it saves you over the life of the loan, not its headline amount.
What the HOA covers, and what it does not
The Crown Pointe Homeowners Association is managed by CAMS Management. Per the HOA service summary:
- Dues: $130 a month. The summary notes that assessments can change as the HOA takes on more of the community during build-out.
- One-time fees: a $750 capital contribution when you buy from the builder, and a $750 resale fee when a home later sells.
- Included: common-area utilities, landscaping and maintenance, the pool and cabana, private trash pickup, stormwater pond maintenance, reserve funding, HOA insurance and management.
- Not included: recycling. You arrange it yourself.
The ponds on the site plan are stormwater ponds, not amenities. The covenants prohibit swimming, fishing and boating in them.

Rules in the recorded covenants
The Declaration of Covenants, Restrictions and Easements for Reserve at Crown Pointe was recorded in Georgetown County on August 27, 2026 (Book 5067, Page 147). Read it before you sign. The rules buyers ask about most:
- Renting: you must own the home at least six months before you lease it, and every lease must run at least six months. No subleasing, and occupancy in a leased home is capped at two people per bedroom. That rules out short-term and vacation rentals.
- Timeshares: not allowed without the board’s written consent.
- Boats, trailers and campers: only inside an enclosed garage. Trailers, RVs and commercial vehicles cannot be parked in the driveway.
- Street parking: no overnight parking on community streets.
- Fences: every fence needs approval from the Architectural Review Committee. The sales counselor describes the standard as white vinyl, 4 to 6 feet tall, with picket fences only on water lots.
- Pets: household pets are allowed and must be leashed or inside a fenced yard.
Energy efficiency and included features
The brochure lists every Crown Pointe home as ENERGY STAR certified, with HERS ratings of 56 to 63 depending on plan. On the HERS Index a lower number is more efficient, and a home built to 2006 energy standards scores 100. A 63, in other words, is rated about 37 percent more efficient than that reference home.
Standard features named in the brochure include spray foam insulation, Low-E windows, MERV 13 filtration, granite kitchen countertops, 42-inch upper cabinets, a Whirlpool stainless appliance package with washer and dryer, vinyl plank flooring in the main living areas and baths, and Meritage’s smart-home package (video doorbell, smart lock, smart garage door opener and thermostat). The warranty is one year on workmanship, two on systems and ten-year limited structural.

Schools, utilities and flood zone
Schools. Meritage lists McDonald Elementary, Georgetown Middle and Georgetown High for Crown Pointe. Attendance lines can change, so confirm the assignment for the exact address with Georgetown County School District before you rely on it.
Utilities. Water from Rural Community Water District of Georgetown County, sewer from Georgetown County Water and Sewer District, and electric from Santee Electric.
Flood zone. The sales counselor says the community is in Flood Zone X. Look up the specific address on FEMA’s Flood Map Service Center, ask your lender whether flood insurance will be required, and get a flood insurance quote either way. The quote is the real answer for that homesite.
Who Crown Pointe fits
- Buyers who want one-level living and a new home in Georgetown without a waterfront price.
- Buyers who are ready to move within a few months, since the homes are already built or under way.
- Long-term investors comfortable with six-month minimum leases. It is not a fit for short-term rentals.
Things buyers should consider
- The sales counselor represents Meritage. The on-site team is there to sell the builder’s homes. Your own agent reviews the contract, the incentive terms and the covenants on your side.
- Read the builder contract before your deposit. Builder contracts are written by the builder and differ from the standard South Carolina resale contract.
- Phase 1 is about a quarter built. Expect construction traffic and unfinished streets for a while.
- Get an independent inspection, even on a brand-new home, before closing and again before the one-year warranty ends.
- Confirm the HOA budget. Ask CAMS Management for the current budget and whether dues are expected to change as Phase 2 opens.
