What the numbers say

  • Litchfield by the Sea moves fastest, at a much lower price point. Its $110,000 median is far below every other neighborhood here, so compare it with homes like yours before reading much into the speed.
  • North Litchfield Beach got faster. Its median fell from 100 days to 82 while its median sale price rose to $1,025,000.
  • Pawleys Plantation and DeBordieu Colony slowed down. Pawleys Plantation went from 63 to 99 days and DeBordieu Colony from 63 to 95, even as both sold more homes than the year before.

What makes a home sell faster here

  • Price right on day one. The average Pawleys Island home sold about 5% below list price in the three months ending August 2026 (Redfin). Homes priced near their true value avoid that gap and the weeks it costs.
  • Know how competitive the market is. Redfin rates Pawleys Island 25 out of 100, “not very competitive,” over the last 12 months (Redfin). Buyers have time to compare, so first impressions and price carry more weight.
  • Plan for the first two weeks. Photos, pricing and showings ready on launch day are what keep a home from sitting past the neighborhood median.
