How much is my house worth in Georgetown?

Your Georgetown home is worth what a ready buyer would pay for it today, and the best evidence is recent closed sales of homes like yours, close by. Georgetown is a working river town and the county seat, and its homes range from 18th century houses downtown to river plantations like Wedgefield and established neighborhoods like Willowbank and Maryville. Those homes sell to very different buyers, so a citywide median tells you little about one house.

    What moves value in Georgetown

    1. Historic character. The Georgetown Historic District along the Sampit River was listed on the National Register of Historic Places in 1971 and covers about 220 acres, with a dwelling dating to about 1737, according to its National Register listing summary. Original detail, careful restoration and walkability to Front Street matter to the buyers who want this.
    2. Water. Frontage or views on the Sampit, Black or Waccamaw rivers, and whether a dock is usable, set their own price tier.
    3. Flood zone and elevation. Low lying river and marsh lots carry real insurance differences. Check your address on the FEMA Flood Map Service Center.
    4. Condition and systems. In an older home, a new roof, updated wiring and plumbing, and documented repairs move price more than square footage does.

Your tax notice is not a sale price

Georgetown County updates values every five years, and an increase from reassessment is limited to 15 percent within a five year period unless the property changed, per Georgetown County's reassessment page. Your taxable value can sit well below market value.
